The east-facing brick and cast stone [-shaped building served as a public school until 1983. By 2014, when developer Ethan Boxer-Macomber acquired it from the city, it was empty and run-down.

Historic entries, doors, and transoms were restored; no new window openings were cut in the existing masonry walls. North and south units on the lower level of the existing building enjoy private patio spaces.

The exterior of the building was cleared of vines, repaired and repointed with mortar matched to the historic color. Deteriorated cast stone sills were repaired.

Site improvements include covered parking for the residents and an open public walkway for use by residents and the neighborhood.

Nine units occupy this 3-story contemporary addition, while the former school building houses ten.

End units have arched windows and exposed brick walls.

All units have gas fireplaces, energy-efficient appliances, and high-grade interior finishes.

All units in the historic section benefit from natural light from original high window openings. In designing the replacement windows, the architects researched old photos to match the original mullion pattern.

The 1927 former Roosevelt School, designed by John Calvin Stevens, has been converted into one- and two-bedroom condominium units that take advantage of the high ceilings and oversized windows of the historic building. The units are designed to provide single-level living in the Meetinghouse Hill neighborhood.

The retrofit aims for a high-performance, energy-efficient building while preserving the historic school. The property, long a public space, has been kept open, with a public walkway through the grounds.

Building amenities include covered parking, an elevator, a fitness center, and indoor storage.
